Why Morocco, why now

Three hours from Europe, a market still priced for early movers.

New highways, high-speed rail, ports and the 2030 World Cup are reshaping the coast and the south. Land in tourist and desert zones is still measured in tens of thousands of euros, foreigners can own 100 % of urban property, and Moroccan banks finance residents and non-residents.

  • 100 % foreign ownership of urban land and property
  • Capital and profits repatriable when the purchase is declared
  • Double-taxation treaties with Spain, France and 50+ countries
  • Strong short-term rental demand in Agadir, Marrakech, Essaouira and the desert

Start my residency file
Can I get a mortgage as a foreigner?

Yes. Moroccan banks finance residents and non-residents with a solid file; typical down payment is 30 % of the appraised value. We prepare and negotiate the file.

Do I need residency to buy property?

No. You can buy with a passport. Residency becomes useful for long stays, local financing and some tax advantages.

How long does the residence permit take?

Usually 4 to 8 weeks from the appointment, depending on the prefecture and the completeness of your file.

Can you open the account before I travel?

The bank needs you in person once; we prepare everything so it is done in a single visit.

Start with a 30-minute call.

Free, in your language, no commitment. We tell you what is possible, what it costs and how long it takes.
