How to buy land in Morocco as a foreigner (2026 guide)

Can a foreigner own land in Morocco?

Yes. Non-Moroccans can own 100 % of urban land and buildings. The only restriction is agricultural land, which requires a change of use (a VNA certificate) that we obtain before you buy when the plot is in a tourist zone.

Titre foncier or melkia?

A titre foncier is a registered, state-guaranteed title. A melkia is a traditional deed that must be registered before you can build or finance. We only list titled plots, or we handle the registration before closing.

The steps

  1. Reservation agreement and 10 % deposit held by the notary.
  2. Bank account in Morocco and, if you want it, mortgage approval (30 % down).
  3. Notarial deed, registration duties (4–6 %) and notary fees (≈ 1 %).
  4. Registration at the land registry: your name on the title in 4–8 weeks.

Repatriating your money later

Declare the purchase to the Foreign Exchange Office when you buy (we file it for you). When you sell, capital and profits can be transferred out of Morocco.

A Moroccan mortgage with 30 % down: who qualifies and how it works

Attijariwafa, BMCE/Bank of Africa, Banque Populaire, CIH and Société Générale Maroc all finance foreigners. The usual conditions:

  • Loan-to-value: up to 70 % for non-residents (30 % down), up to 80 % for residents.
  • Term: up to 20–25 years, ending before age 70–75.
  • Currency: dirhams, or euros for non-residents with foreign income.
  • Documents: passport, proof of income (3 payslips or 2 tax returns), bank statements, compromis de vente.

What gets files rejected

Undeclared income, a melkia instead of a titre foncier, and a purchase price declared below the bank valuation. We pre-check all three before submitting.

Our role

We open the account, prepare the file in the bank’s format, negotiate the rate and coordinate with the notary so that the loan and the deed are signed the same day.

Why the fund buys land before the road arrives

Between the Tiznit–Dakhla expressway, the Kénitra–Marrakech high-speed line, Dakhla Atlantic port and the 2030 World Cup stadiums, Morocco is building more infrastructure per year than at any point in its history.

The pattern

Land next to a future interchange or station typically re-prices in three steps: at the announcement, at the start of works, and at the opening. The fund buys between the first and the second step, with titles and permits secured, and sells or develops around the third.

What it means for investors

Operations last 18–36 months. Each year, the profits from the operations closed are distributed as dividends, pro rata to participation. You can follow each operation in your quarterly report.
