A Moroccan mortgage with 30 % down: who qualifies and how it works
Moroccan banks lend to residents and non-residents in dirhams or euros. Rates, terms, documents and the mistakes that get a file rejected.
Attijariwafa, BMCE/Bank of Africa, Banque Populaire, CIH and Société Générale Maroc all finance foreigners. The usual conditions:
- Loan-to-value: up to 70 % for non-residents (30 % down), up to 80 % for residents.
- Term: up to 20–25 years, ending before age 70–75.
- Currency: dirhams, or euros for non-residents with foreign income.
- Documents: passport, proof of income (3 payslips or 2 tax returns), bank statements, compromis de vente.
What gets files rejected
Undeclared income, a melkia instead of a titre foncier, and a purchase price declared below the bank valuation. We pre-check all three before submitting.
Our role
We open the account, prepare the file in the bank’s format, negotiate the rate and coordinate with the notary so that the loan and the deed are signed the same day.
