Can a foreigner own land in Morocco?

Yes. Non-Moroccans can own 100 % of urban land and buildings. The only restriction is agricultural land, which requires a change of use (a VNA certificate) that we obtain before you buy when the plot is in a tourist zone.

Titre foncier or melkia?

A titre foncier is a registered, state-guaranteed title. A melkia is a traditional deed that must be registered before you can build or finance. We only list titled plots, or we handle the registration before closing.

The steps

  1. Reservation agreement and 10 % deposit held by the notary.
  2. Bank account in Morocco and, if you want it, mortgage approval (30 % down).
  3. Notarial deed, registration duties (4–6 %) and notary fees (≈ 1 %).
  4. Registration at the land registry: your name on the title in 4–8 weeks.

Repatriating your money later

Declare the purchase to the Foreign Exchange Office when you buy (we file it for you). When you sell, capital and profits can be transferred out of Morocco.
